What is a Home Survey Level 3 Report?
15/01/24A Home Survey Level 3 Report is the most comprehensive and detailed survey we provide here at Forge Property Consultants.
A Home Survey Level 3 Report allows a surveyor to really delve into the construction and structure of the building. This is the type of survey you need if you have a larger or older property, or if it is in poorer condition, or if you have plans to do major building work on it, such as building an extension.
The report will provide a detailed snapshot of the building as it stands and the areas which may need to be looked at to prevent further deterioration – or to make it safe and habitable, or simply to improve its energy-efficiency with an upgrade.
When do you need a Level 3 Home Survey?
If you are buying a new house, finding out any previously undisclosed issues first provides you with the means to negotiate a fair price for the property. On the other hand, if you are selling your house, having a home survey carried out by a qualified expert can help you secure the agreed price and protect the sale. It can even bring to your attention any remedial works that might need doing, to increase the property’s ‘saleability’ before you put it up for sale.
If you commission Forge to carry out a Level 3 survey, within five to seven days of our thorough inspection, we will provide:
- a detailed report
- a description of visible defects and potential problems that could be caused by hidden flaws
- an outline of repair options and the likely consequences of inactivity during the project period
- advice for your solicitor or legal advisor
- details of serious risks and dangers due to the condition of the buildings
- a drone survey
We can also provide a valuation and estimated costs of any repairs required as an extra service.
