With the property market booming and very little stock available, it’s a good time to sell your house. There are several actions you can take to help get the best price possible.

Maximise the property’s value.

It may seem obvious, but to get the best price, show your property in the best light possible. Think about what you like most about your house and highlight those factors. Declutter what you can, by putting items into storage or have a clear out. The front door is the first thing a potential buyer will see so re-paint it if needed and buy a fresh new door mat. Keep the outside space and garden tidy. Do the little maintenance jobs you have been putting off and re-decorate any rooms that need attention.

Finding the right agent

It’s important to get more than one valuation, so make sure you get more than one estate agent to appraise your property. You can always get an idea of what your property’s worth before calling in the estate agents. Check the property pages of your local paper as well as the internet. If an agent has recently sold a property in your neighbourhood, they may have had more than one interested buyer. If so, they’re likely to have a list of people who are interested to buy a property in that area. Most people will go with the agency who value it the highest, however the house is only worth what someone is prepared to pay for it and if you feel they have come in too high you should question how they arrived at that figure.

Add value to your home by adding office space

During lockdown, nearly 50% of people worked from home. Post covid, for many working from home, or ‘hybrid working’ has become the new reality. Having a dedicated working from home space is a useful selling point. If you don’t have office space in your home already, creating a dedicated working area by reconfiguring an existing space, such as converting a garage or conservatory could be a realistic option. Depending on planning permission and available space, opting for building an office extension could add as much as 10% to the value of your home.

Best time to sell

With the current economic climate and the impending increase to interest rates, there is no knowing exactly what will happen. However, house prices are showing no signs of slowing yet. If you are contemplating selling, it is worth noting that houses usually sell better during the spring and summer months.
