Forge Property Consultants are delighted to announce a change of use planning consent for Class B1 uses has been successfully obtained on redundant agricultural buildings at Pen Y Palmant Farm, Minera, Wrexham into high-quality, small-scale light industrial units.

Dave Bates at Forge Property Consultants, acting for the property owners submitted the application to Wrexham County Borough Council.  14 formal objections were lodged, relating mostly to traffic impact, noise and loss of character.  With the co-operation of the clients, Forge led a proactive and strategic response including negotiating on the site’s operating hours to mitigate noise and disturbance, refined unit layout.  In addition, clarification was given on the proposed uses by providing a list of likely occupiers, e.g. small trades people, and stressing their low intensity and minimal cumulative impact.  Furthermore, highway safety enhancements were addressed and conditioned, and commitments made to enhance biodiversity, plant screening and avoiding external storage.

The case officer at Wrexham County Borough Council confirmed the application’s recommendation for approval, and Forge Property Consultants were invited to speak at the Planning Committee on 6th May 2025 on behalf of the property owners.  The Committee subsequently granted the planning permission.
